Four Words! “BEST DEAL IN TOWN!”

In the last 2-3 months I have had multiple requests asking me why Stuyvesant Town is such a great deal and why I work there. Here are the 12 Major & Minor reasons, plus 12 Suggestions to make the deals happen smoother.

12 Major reasons:

1. Location, location, location. It is at the cross roads of East Village, Union Square and Gramercy Park.
2. One or two months FREE rent to clients depending upon incentives in place at any given time.
3. $1000 – $1500 rent credit to clients who apply within 48 hours.
4. Walls are allowed by the city.
5. One month OP for rental agents who bring clients in.
6. 90 day agent protection once client is registered.
7. Inventory includes 1 br’s to 3 br’s that can be converted to four. Good availability of apartments.
8. Amazing amenities include, but not limited to concierge, gym, lounge area, study room, movie room, childrens playroom and garage.
9. One of the safest zip codes (10009) according to the NYPD website.
10. Quick and easy approval process.
11. Building accepts Insurent.
12. Pets are allowed. Two dogs up to 80 pounds or one dog weighing 80 pounds. Some aggressive breeds are not allowed.

12 Minor reasons:

1. Open 7 days a week.
2. Well trained and well informed on site leasing agents.
3. Clients served water or Snapple on arrival. Coffee & tea station.
4. Floor plans on the wall with magnetic furniture. Clients love to play with it. It also creates the opportunity to educate the client while waiting to go on tour or meet the leasing agent.
5. Well furnished and decorated model apartments. It gives the clients a visual representation of how the furniture can be arranged and set up.
6. Floors plans, brochures, applications, requirements and maps available at front desk.
7. Restroom on premises.
8. Showers give an overall presentation about the property during the showing.
9. Reception area has pictures of most of the amenities and apartment interiors on the walls. Good visual representation.
10. Hands on managers.
11. Rent stabilized apartments.
12. Farmers market and outdoor movie screenings during the summer months. Multiple monthly events.

12 suggestions for working there:

1. Make an appointment with an on site agent before you bring a client.
2. Do not bring clients after 6:20 PM on weekdays unless you have an appointment.
3. Multiple clients are taken on each showing so it’s important you explain all amenities and features before hand.
4. Do not ask showers prices or availabilities. Save them for the on site agents.
5. Save your client and yourself time by having money orders or checks ready for application fees. Credit cards, debit cards or cash not accepted.
6. Do not walk behind the reception desk unless your working with an on site agent. Wait for the on site agent to bring you to their desk.
7. Email or call an agent to schedule an appointment. You can also call the call center to schedule an appointment.
8. Keep track of the incentives being offered at any given time.
9. Urge your clients to bring their paperwork with them. Whatever is missing must arrive by lease signing.
10. Email OP invoices. Do not mail or fax them.
11. Expect 4-6 weeks for the OP payment after client has moved in.
12. Keep a track of the lowest priced apartments on any given day so you can adjust your ads pricing accordingly.

I’ve always worked by focusing on one landlord every summer. Stuyvesant Town and it’s sister property Peter Cooper Village are the best deal in town this summer. We still have a good 50 days left before the summer rush ends. Close to 25 agents that I know of started renting there because I’ve been mentioning it in my blog. It’s not to late to take advantage of this GREAT opportunity. Check the Craigslist.com section for East Village, Union Square and Gramercy Park (CL ads between $2500 – $5000) to see the different ads being posted by brokers. Because it is a very competitive property among brokers be prepared to invest at least a minimum of 5-10 ads per day. Most top agents post 15-40.
