I am occasionally asked by new agents what is the secret to making $100000.00 their first year in rentals.

I cannot think of a more appropriate answer.
It means meeting 4 new clients every day. It’s simple to understand but hard to do. It’s not easy to see 4 new clients every day. But then it’s not easy to be a doctor or CPA. Nothing that is worth it is easy.
If you advertised enough that you met 4 people every day. It would be almost impossible for you not to do well. Making $100000.00 would be a breeze. If you met 4 new clients every day and worked 5.5 days a week, that is 22 clients per week. No matter how new you are to the business, meeting 22 people you will close at least 1.5 deals. Let’s also factor in that you take 2 full weeks of vacation every year. That still leaves you with 50 weeks and 75 deals closed. If your average deal deal is $3000. That is $225000 in business. Let’s assume you spent $25000 on advertising and expenses and your broker took 50%. That still leaves you with $100000.00
Rentals is half science and half art. This is the half science part.
Show me a new agent who meets 22 people every week and I’ll show you an agent on his way to making $100000.00
It takes 10 years for a medical student to become a doctor and get his license. It takes 10 days of full day classes to become a real estate agent and get your license. Don’t you think if you want to be successful you need to put in at least some extra effort. I encourage you to work really hard for the first year to create a basic foundation. Be careful whom you spend your time with. I’m guilty of making that mistake and paying a heavy price.
